Hancock County Tax Assessor/Collector: Homestead Exemption Desk
The Hancock County Tax Assessor/Collector, Jimmie Ladner, Jr., 854 Highway 90, Suite C, Bay Saint Louis (228-467-4425), administers Mississippi's homestead exemptions, reached at 228-467-5727 - the route for the State's full ad valorem exemption of a 100 percent disabled veteran's home and the elderly and disabled exemption beside it.
Also called: homestead exemption, 27-33, property tax, tax assessor, Jimmie Ladner, 228-467-4425, 228-467-5727, ad valorem, 100 percent disabled, Bay Saint Louis, Bay St. Louis, Waveland, Diamondhead, Kiln, Pearlington, Lakeshore, Clermont Harbor.
The State rule. Mississippi's homestead exemption is the ad valorem tax exemption under section 27-33; the first $75,000 of actual value is exempt for a qualifying owner-occupant, and a veteran who is 100 percent disabled, or their unmarried surviving spouse, is exempt from all ad valorem taxes on the homestead regardless of value (see the Mississippi entries on the disabled veteran homestead exemption and the elderly veteran homestead exemption, with the 2026 law that lowers the age route from 90 to 85 for 2027 claims). Applications go to the county tax assessor between January 2 and April 1.
What the county does. The Tax Assessor's page says: "For Homestead Exemption services, please contact 228-467-5727." The office's other published work - the online tax sale through GovEase on the last Monday in August, the Secured Payment Gateway for tax payments, the 2024-2025 tax levy - is the collector's side; the exemption desk is the assessor's. Bring the VA proof: the 100 percent disabled veteran's route takes the VA rating, the age route an honourable discharge and the age.

Read from. The county's site answers a hard Cloudflare block to every automated reader, so this entry rests on the Internet Archive capture of September 6, 2025; the page's "Recent Updates" block still carried the 2023 homestead-application dates, so call the office for the current year's deadline.
