Where it applies

Written for the jurisdictions listed here.

Fairfax County Tax Administration runs a relief program for residents who are 65 or older, or permanently and totally disabled, and who meet income and asset tests. The disability test is the county medical definition. It is not a VA rating of 100% service-connected. A disabled veteran who does not qualify for the statewide real estate exemption can still qualify here if the medical finding and the money tests are met. A veteran who already has the statewide exemption does not need this program for that same home. The statewide exemption has no income cap. For 2026 real estate relief, combined gross income of the owners and relatives who live in the home cannot exceed $90,000. Relief is 100% at $60,000 or less, 75% from $60,001 to $70,000, 50% from $70,001 to $80,000, and 25% from $80,001 to $90,000. The first $7,500 of a permanently and totally disabled applicant's income is excluded. The first $6,500 of a non-owner relative's income, other than a spouse, is excluded. Net assets of the owners and a spouse who lives there cannot exceed $400,000, not counting the home and up to one acre. Relief stops at 125% of the county's average assessed value. Value above that is taxed in full. Real estate deferral, which postpones the tax with interest instead of forgiving it, uses a $100,000 income cap and a $500,000 asset cap for 2026. Deferred tax plus interest cannot exceed 10% of the assessed value, and it is collected when the home is sold or the last qualified owner dies. Vehicle relief is one vehicle, owned and used primarily by the applicant. For a permanently and totally disabled applicant the gross income cap is $29,500. The asset cap is $75,000. Renter relief uses a $22,000 household income cap, a $75,000 asset cap, the same $7,500 disability income exclusion, and a rule that rent is at least 30% of gross income. Returning applicants for the 2026 year had to file by May 1, 2026, unless the county granted a hardship extension to December 31. The office publishes the filing date each year. The program counts gross income from all sources, with only the exclusions written above. Do not assume VA compensation is ignored.

GateRule
Permanent and total disabilityThe applicant, or a spouse who co-owns the home, has to be permanently and totally disabled under the county program, or age 65. A VA rating alone is not the test. The first application needs the disability documentation the form requires.
2026 income and assetsReal estate relief: income at or under $90,000 and assets at or under $400,000, with the percentage steps on the county page. Vehicle and renter relief use lower caps. A permanently and totally disabled applicant excludes the first $7,500 of income.
