Snohomish County Assessor: Senior, Disabled and Disabled Veteran Exemption

The Snohomish County Assessor posts the 2027 to 2029 income thresholds ($68,000, $79,000 and $91,000) but explains eligibility only through a State brochure of December 2024 that still gives the veteran route as an 80% evaluation or the 100% rate. For taxes collected from 2027 the floor is 40%, and a total rating for unemployability counts at any percentage.

Also called: property tax, assessor, 84.36.381, senior exemption, disabled veteran exemption, 40 percent, individual unemployability, combined disposable income, deferral, income threshold.

For: Veteran or service member.

Where it applies

Written for the jurisdictions listed here.

The exemption is the State's; the Washington entry explains it. The Snohomish County Assessor's Exemption Division administers it from the Customer Service Center in the Administration East building, 3000 Rockefeller Avenue, Everett (425-388-3540, [email protected]). What the Assessor publishes. Its exemption page names the "Senior Citizen and People with Disabilities" programme, posts the Department of Revenue's income thresholds for 2020 to 2023, 2024 to 2026 and 2027 to 2029, and for eligibility links the Department's brochure "Property Tax Exemption for Senior Citizens and People with Disabilities", last revised in December 2024. The 2027 to 2029 thresholds for Snohomish County: income threshold 1, $68,000; threshold 2, $79,000; threshold 3, $91,000; the deferral programme, $101,355. At or under $68,000 the exemption covers regular levies on the greater of $80,000 or 80% of the home's value; up to $79,000, the greater of $70,000 or 45%, capped at $200,000; up to $91,000, excess levies and the State school levy only. Where the brochure is behind RCW 84.36.381. It lists "A disabled veteran with a service-connected evaluation of at least 80% or receiving compensation ... at the 100% rate". Chapter 200, Laws of 2025 cut the floor to a combined evaluation of 40% for taxes collected in 2027 and after, and subsection (3)(a)(ii)(B) counts "a total disability rating for a service-connected disability without regard to evaluation percent", which reaches a veteran paid at the total rate for individual unemployability. The 2027 taxes turn on the veteran's rating, ownership and income in 2026, and assessors take those claims from early 2027, with no deadline; a veteran rated 40% to 70% who owns and lives in the home should apply then with a VA benefit letter. The brochure also predates chapter 163, Laws of 2026, which, among other things, takes Combat-Related Special Compensation out of the income counted from 2027. The Assessor's page sends widows and widowers of veterans to the Department of Revenue, which is right: that is the State's separate assistance programme.
