Miami-Dade Property Appraiser: Veteran Exemptions

The Miami-Dade Property Appraiser's pages misstate two of Florida's veteran exemptions: they say the age-65 combat-related discount exempts "all ad valorem taxes", where it is a percentage equal to the permanent rating, and they ask a $5,000 applicant for a homestead and a "10 percent service-connected total and permanent disability", where section 196.24 needs neither. The office offers the State's DR-501V pre-purchase eligibility check.

Where it applies

Written for the jurisdictions listed here.

The exemptions are the State's; the Florida entries explain them. The Property Appraiser of Miami-Dade County grants them at the Stephen P. Clark Center, 111 NW 1 Street, Suite 710, and the South Dade Government Center, by appointment, walk-in, online or by email (305-375-4712). Late applications are taken until the date on the August TRIM notice, on or before September 20, and may need a value adjustment board petition with a $15 fee. Where the pages are wrong or narrower than the statutes. The combat discount. The page says a veteran 65 or older "can qualify for exemption from all ad valorem taxes on their homesteaded property" by being honorably discharged with a combat-related disability. Section 196.082(2) gives a discount "in a percentage equal to the percentage of the veteran's permanent, service-connected disability"; a 40% rating is a 40% discount, not a full exemption. The page asks only for proof of age and VA form 27-125; section 196.082(4) also needs evidence that reasonably identifies the disability as combat related and a copy of the honorable discharge. The $5,000 exemption. The page for "Veterans with a 10 Percent Service-Connected Disability" requires a homestead exemption and that the veteran "Have sustained a 10 percent service-connected total and permanent disability", with a VA letter "certifying a Service-Connected Total and Permanent Disability". Section 196.24 grants $5,000 of any property to a Florida resident discharged under honorable conditions and disabled 10% or more; a permanent and total finding is not needed, nor a homestead. Bring the VA letter showing the percentage. Before buying a home. The Appraiser takes requests for tentative eligibility verification on form DR-501V, which section 196.092 lets appraisers offer at their discretion; see the Florida entry.
