Fremont County Assessor: Disabled Veteran Property Tax Exemption
The Fremont County Assessor, Room 107, 615 Macon Avenue, Cañon City (719-276-7310), takes the State's disabled veteran exemption, 50% of the first $200,000 of the home's value, by July 1 (July 15 from 2027); its page still says unemployability does not qualify and points to the State for forms, but the current application it posts takes individual unemployability and goes to the Assessor.
Also called: property tax, assessor, disabled veteran exemption, July 1, July 15, SB26-046, Gold Star spouse, surviving spouse, individual unemployability, 39-3-203, Stacey Seifert, 719-276-7310, Cañon City, Canon City, Florence, Penrose, Brookside, Coal Creek, Rockvale, Williamsburg, Howard, Cotopaxi, Coaldale.
The exemption is the State's (C.R.S. 39-3-201 to 39-3-208; see the Colorado entry): half of the first $200,000 of the actual value of the home, at a 100% permanent and total rating or, since Amendment G (tax year 2025), individual unemployability, with the State paying the exempted tax; a surviving spouse and a Gold Star spouse have their own applications.
What the Assessor's page says. "DISABLED VETERAN EXEMPTION: This exemption is available to applicants who: a) sustained a service-connected disability while serving on active duty in the Armed Forces of the United States, b) were honorably discharged, and c) were rated by the United States Department of Veterans Affairs as one hundred percent 'permanent and total' disabled. VA unemployability awards do not meet the requirement for determining an applicant's eligibility ... The application deadline is July 1st each year. Application forms are available below, or from the Division of Veterans Affairs." Once approved, the exemption carries over and you should not reapply.
Against the law now. The sentence on unemployability predates Amendment G, and since 2024 the application goes to the county assessor, not the State. The forms the page posts are current (revised December 2025): the veteran's application lets you tick that you have "individual unemployability status", asks for the VA letter, and says to "Mail, FAX, or deliver this form to the County Assessor no later than July 1"; tell the Assessor within 60 days of a change in ownership, occupancy or unemployability status. Follow the form, not the page.
The deadline. Neither the page nor the form mentions that C.R.S. 39-3-206 lets a veteran who missed July 1 ask the Assessor to accept a late application for good cause, up to August 1, or that Senate Bill 26-046 moves the deadlines to July 15 and August 15 from the 2027 filing season (its sections 8 and 9 take effect January 1, 2027), so the July 1 on both will be wrong next year.
The office. Assessor Stacey Seifert, Room 107, 615 Macon Avenue, Cañon City, CO 81212; (719) 276-7310. The Veterans Service Office (719-276-7400) can help with the VA letter.
