Fairfield County Auditor: Disabled Veteran Homestead Exemption
The Auditor's homestead page names the DTE 105I route and the individual unemployability alternative but prints $58,000, the tax year 2025 figure, where the State's 2026 figure is $59,400; it describes the surviving spouse rule more narrowly than the statute and requires an original wet signature, and the commissioners have not adopted the 319.304 local option.
Also called: homestead, property tax, DTE 105I, county auditor, Carri Brown, unemployability, 323.152, 100%, local option, 319.304.
The exemption is the State's, under Revised Code 323.152(A)(2); see the Ohio entry. File DTE 105I, with a copy of the DD-214 and either the VA award letter showing the 100 per cent rating or the award letter showing compensation at 100 per cent plus the documentation approving individual unemployability, with the Fairfield County Auditor, Carri L. Brown, second floor of 210 East Main Street, Lancaster (740-652-7020), after January 1 and by December 31 of the year the exemption is wanted; a manufactured or mobile home files by December 31 of the year before. There is no income test for the disabled veteran exemption.
The figure. The Auditor's homestead page says the enhanced exemption "exempts the first $58,000", which was the tax year 2025 figure; the Department of Taxation's figure is $59,400 for tax year 2026 real property, the year now being filed. The page's savings table - $350 to $400 of average savings in 2025, $700 to $800 for disabled veterans - is on the old figure for the same reason. The $41,000 income limit the page discusses belongs to the means-tested senior and disability homestead and does not apply to a disabled veteran. Applications must carry an original "wet" signature - scanned copies are refused - and a denial or short reduction can be appealed to the Board of Revision on DTE 106B within sixty days.
Surviving spouses. The page requires an eligible surviving spouse to be "the surviving spouse of a person who was receiving the homestead exemption for the year in which the death occurred." The statute is wider. Section 323.151(L)(1) needs only the spouse of a disabled veteran who occupied the home at the death and takes ownership, whether or not the veteran had applied, and since 2023 (L)(2) adds the spouse of a veteran who died before VA issued the total rating but otherwise qualified, from the first January 1 after the rating is received. A surviving spouse turned away under the page's wording should cite 323.151(L). The credit continues through the year the spouse remarries.
The local option. House Bill 96 let each board of county commissioners add a county homestead credit equal to the State one, without State reimbursement (Revised Code 319.304). Nothing in the commissioners' October 2025 to September 2026 agendas or minutes adopts it - the string 319.304 appears nowhere in them - and their only homestead discussion, on June 30, 2026, was of House Bill 479's one-time state credit, worth about $493 on a 2027 first-half bill. Auditor Brown's February 4, 2026 press release describes the same state payment.
