El Paso County Assessor: Disabled Veteran Property Tax Exemption

The El Paso County Assessor takes the State's disabled veteran exemption, 50% of the first $200,000 of the home's actual value, at a 100% permanent rating or individual unemployability. The deadline was July 1 in 2026 and is July 15 from 2027 under Senate Bill 26-046. Its page omits the late filing route (August 1 in 2026, August 15 from 2027), and the county veterans office's FAQ still describes the exemption as 100% permanent and total only.

Also called: property tax, assessor, disabled veteran exemption, July 1, July 15, SB26-046, Gold Star spouse, individual unemployability, 39-3-203.

For: Veteran or service member, survivor.

Where it applies

Written for the jurisdictions listed here.

The exemption is the State's; see the Colorado entry. Since January 1, 2024 the application goes to the county assessor, and in El Paso County that is the Assessor's Exempt Coordinator (719-520-6600). What the Assessor says. Half of the first $200,000 of actual value of the primary residence is exempt, the State reimbursing the County Treasurer. The veteran must have a service-connected disability rated by VA as a 100 percent permanent disability, or have been granted individual unemployability, and must have owned and occupied the home as the primary residence since January 1. Only one residence can be designated. "THE FILING DEADLINE IS JULY 1." The Assessor links the State's brochure for veterans with a disability and Gold Star spouses. What the page leaves out. C.R.S. 39-3-206 lets a veteran who missed the deadline ask the assessor to accept a late application, for good cause, up to August 1; the page does not mention it. Senate Bill 26-046 moves the deadlines to July 15 and August 15 from the 2027 filing season (its sections 8 and 9 take effect January 1, 2027), so the July 1 on the page will be wrong next year. The page names neither Gold Star spouses nor the discharge test, so a reader must get both from the brochure or the statute; C.R.S. 39-3-202 asks for separation under honorable conditions, which includes a general discharge. The county veterans office. The El Paso County Veterans Services FAQ says "100% Permanent and Total Veterans may qualify for Property Tax Exemption." Amendment G added individual unemployability, with no permanence requirement, from property tax year 2025. A veteran paid at the 100% rate for unemployability qualifies whatever the FAQ says.
