Effingham County Board of Assessors: Disabled Veteran Homestead Exemption

Effingham County's Tax Assessor files the State's disabled veteran (S5) and surviving spouse (SS) homestead exemptions, $126,526 for 2026; its own table still prints $101,754, the 2022 federal maximum. Applications are filed online or on the county's blank form and go before the Board of Assessors, and a double exemption can be fined at twice the savings per year for up to three years.

Where it applies

Written for the jurisdictions listed here.

The county's own table, from the Tax Assessor's About Homestead Exemptions page: "Regular (S1) County $4,000, School $2,000, N/A. 62 - 64 *income (S3) $4,000, $10,000, N/A. 65 & Older (SC) $4,000, $12,000, N/A. 65 & Older *income (S4) $6,000, $20,000, $100 off Sanitation. 100% Disabled Veteran (S5) N/A, N/A, $101,754. VA Surviving Spouse (SS) N/A, N/A, $101,754." The S5 and SS figures sit in the table's Other column, with no county or school amounts named for them; the State's exemption under 48-5-48 runs against county, school and other ad valorem taxes alike. The amount is behind. $101,754 is the federal specially adapted housing maximum for fiscal year 2022 (VA's notice of January 12, 2022), and the table still printed it when re-read on 2026-10-23. Both exemptions are the greater of a statutory floor or that maximum, which the Department of Revenue's memorandum of December 31, 2025 and VA's grant page put at $126,526 for 2026, so a veteran or surviving spouse approved in Effingham should see $126,526 off the 2026 homestead, and should ask the Board of Assessors if the bill shows less. How. "You can now apply for Homestead Exemption online! click this link here, enter in your specific property information to pull up your precise account. Then, click on the blue button in the upper left corner that says 'Apply for Homestead Exemption'." A blank Homestead Application prints for mailing. "Once your application and supporting documents have been submitted it will go before the Board of Assessors for approval. Once approved it will be applied to your property account." The page warns: "if you are receiving a double exemption somewhere else ... The Tax Assessors office reserves the right to fine the taxpayer two times the savings per year for up to three years that a double exemption was obtained." Income-limited exemptions need "a current tax return (1040 form)", and "Exemptions with income limitations change every year". The State's constitutional figures and the certification routes are the Georgia entries' (O.C.G.A. 48-5-48 for S5 and 48-5-52.1 for SS); the county's own contribution is its table and its filing route.
