Douglas County Assessor: Disabled Veteran Property Tax Exemption

The Douglas County Assessor takes the State's disabled veteran exemption, half of the first $200,000 of the home's value, at a 100% permanent rating or individual unemployability. Its page gives a July 15 deadline, but for 2026 the statute and the Assessor's own forms said July 1; July 15 applies from 2027. The Treasurer's page still names only the permanent and total rating.

Also called: property tax, assessor, disabled veteran exemption, July 1, July 15, Gold Star spouse, individual unemployability, 39-3-203, Castle Rock, SB26-046.

For: Veteran or service member, survivor.

Where it applies

Written for the jurisdictions listed here.

The exemption is the State's; see the Colorado entry. Since January 1, 2024 applications go to the county assessor, and in Douglas County that is the Assessor's Office, 301 Wilcox Street, Castle Rock (303-660-7450). The page says so and warns against sending applications to the State's Division of Veterans Affairs. The deadline. The Assessor's page, last changed April 27, 2026, says "The application deadline is July 15. Applications are accepted from January 1 through July 15 each year." The Assessor's application and instructions, revised in January 2026, say July 1, which is what the law said for 2026. Senate Bill 26-046 (2026 Session Laws, chapter 10) moves the veteran deadline to July 15 and the late deadline to August 15; the act's section 18 makes those sections take effect January 1, 2027 (the rest of the act took effect August 12, 2026), so the page is right from the 2027 filing season. For 2026, C.R.S. 39-3-206 let a veteran who missed July 1 ask the Assessor to accept a late application for good cause, up to August 1. The rating. The page and the forms take a 100% permanent and total rating or, from tax year 2025, individual unemployability, and the application also takes medical retirement at 100%. The Treasurer's page on the same programme still lists only the 100% permanent and total rating; use the Assessor's page and forms. What it is worth. Half of the first $200,000 of the home's actual value is exempt, and the State reimburses the County. The Treasurer bills a year in arrears, so the saving shows on the following year's bill. The Assessor also posts surviving spouse and Gold Star spouse forms. What the pages leave out. The page says the veteran "Were honorably discharged"; C.R.S. 39-3-202 asks for separation under honorable conditions, which includes a general discharge. The page still sends eligibility questions to the Veterans Service Office's old address at 301 Wilcox Street; since September 29, 2026 it is at 410 S. Wilcox Street, Suite 101.
