Bryan County Tax Assessor: Disabled Veteran Homestead Exemption
Bryan County's Tax Assessor lists the State's disabled veteran homestead exemption and sends applicants to the Tax Commissioner's office in Pembroke or Richmond Hill (912-653-3880); its page still gives the 2024 amount, $117,014, where the State's figure for tax year 2026 is $126,526, and names no rating test.
Also called: property tax, homestead exemption, disabled veteran, S5, unemployability, surviving spouse, Tax Assessor, Tax Commissioner, $117,014, $126,526, 48-5-48, Pembroke, Richmond Hill, Ellabell, Black Creek, Keller.
The exemption is the State's (O.C.G.A. 48-5-48); the Georgia entry gives the amount, the rating tests (a 100% rating, or pay at 100% for unemployability, or the statutory losses of limbs or sight) and the 2026 filing rules.
What the county's page says. "Disabled Veterans: Award letter required. $117,014 exemption off the assessed value (40% of appraised value), applicable to state, county, city, and school board taxes. Unremarried surviving spouses receive the same exemption." It lists the exemption for the unremarried surviving spouse of a service member killed in action at the same figure, and ends: "For further assistance or to obtain an application, please visit the Tax Commissioner's Office."
Against the law now. $117,014 was the federal specially adapted housing maximum for fiscal year 2024; the exemption follows that maximum, which is $126,526 for tax year 2026 (the Department of Revenue's memorandum of December 31, 2025). The page does not say who qualifies; bring the VA letter showing the 100% rating, the 100% rate for unemployability or the qualifying loss. Senate Bill 566 of 2026 lets a new homeowner file through the year, up to the last day to appeal the assessment notice (see the Georgia entry).
Where. Tax Commissioner, P.O. Box 447, Pembroke, GA 31321, 912-653-3880; the county's offices are at 51 North Courthouse Street, Pembroke (912-653-5252) and 66 Captain Matthew Freeman Drive, Richmond Hill (912-756-3177).
