Arapahoe County Assessor: Disabled Veteran Property Tax Exemption

The Arapahoe County Assessor's 2026 forms take the State's disabled veteran exemption, half of the first $200,000 of the home's value, at a 100% permanent rating or individual unemployability, filed with the Assessor by July 1 in 2026 and by July 15 from 2027 under Senate Bill 26-046. Its web page still says to file with the State's Division of Veterans Affairs, which has not taken applications since 2024.

Also called: property tax, assessor, disabled veteran exemption, July 1, July 15, SB26-046, Gold Star spouse, individual unemployability, 39-3-203, Littleton.

For: Veteran or service member, survivor.

Where it applies

Written for the jurisdictions listed here.

The exemption is the State's; see the Colorado entry. Since January 1, 2024 applications go to the county assessor, and in Arapahoe County that is the Assessor's office at 5334 S. Prince Street, Littleton (303-795-4600; [email protected]). The forms are right. The 2026 application and instructions the Assessor posts tell the veteran to mail or deliver the application to the county assessor, postmarked or delivered by July 1, with the VA Summary of Benefits letter. The application asks the veteran to confirm a 100% permanent service-connected disability, medical retirement at 100%, or individual unemployability, and the instructions say a veteran with unemployability "shall be treated equivalently" to one with a permanent disability. Once granted, the exemption stays on the home in later years until something changes; a denial letter explains the appeal to the county board of equalization. Separate forms cover a surviving spouse continuing a veteran's exemption and a Gold Star spouse. The web page is wrong. The Assessor's Disabled Veterans Property Tax Exemption page says "The deadline for filing an application to the Colorado Department of Military and Veterans Affairs, Division of Veterans Affairs, is July 1". The Division stopped taking applications on January 1, 2024 and warns that one sent there will be delayed and may miss the deadline. File with the Assessor, as the forms say. The page also describes the exemption only as an expansion of the senior exemption and does not mention individual unemployability, which Amendment G added from property tax year 2025. What neither says. C.R.S. 39-3-206 lets a veteran who missed July 1 ask the Assessor to accept a late application for good cause, up to August 1 in 2026. Senate Bill 26-046 moves the deadlines to July 15 and August 15 from the 2027 filing season (its sections 8 and 9 take effect January 1, 2027). The instructions, which follow the State's template, say the veteran "was honorably discharged"; C.R.S. 39-3-202 asks for separation under honorable conditions, which includes a general discharge.
