Adams County Assessor: Disabled Veteran Property Tax Exemption

The Adams County Assessor takes the State's disabled veteran exemption, half of the first $200,000 of the home's value, at a 100% permanent rating or individual unemployability, filed with the Assessor by July 1 in 2026 and by July 15 from 2027 under Senate Bill 26-046. The Veteran Service Office's page still names only the permanent and total rating and points to the State's Division of Veterans Affairs.

Also called: property tax, assessor, disabled veteran exemption, July 1, July 15, SB26-046, Gold Star spouse, individual unemployability, 39-3-203, Brighton.

For: Veteran or service member, survivor.

Where it applies

Written for the jurisdictions listed here.

The exemption is the State's; see the Colorado entry. Since January 1, 2024 applications go to the county assessor, and in Adams County that is the Assessor's office at 4430 S. Adams County Parkway, Suite C2100, Brighton (720-523-6038; [email protected], which takes questions but not applications). The forms are right on the rating. The Assessor posts the State's application and instructions, labelled 2025. They tell the veteran to mail or deliver the application to the county assessor, postmarked or delivered by July 1, with the VA Summary of Benefits letter, and say that a veteran with individual unemployability "shall be treated equivalently" to one rated 100% permanent. Once granted, the exemption stays on the home until something changes; a denial letter explains the appeal to the county board of equalization. The Assessor also posts the surviving spouse and Gold Star spouse forms. The pages are not. The Assessor's "Apply for Exemptions" page lists the requirements without individual unemployability, which Amendment G added from property tax year 2025. The Veteran Service Office's page goes further back: it says the veteran must have a "permanent and total" rating and that forms are available "through the Colorado Division of Veterans Affairs", which stopped taking applications on January 1, 2024. File with the Assessor, as the forms say. What none of them says. The forms and the Assessor's page say the veteran "was honorably discharged"; C.R.S. 39-3-202 asks only for separation under honorable conditions, which includes a general discharge. C.R.S. 39-3-206 lets a veteran who missed July 1 ask the Assessor to accept a late application for good cause, up to August 1 in 2026. Senate Bill 26-046 moves the deadlines to July 15 and August 15 from the 2027 filing season (its sections 8 and 9 take effect January 1, 2027).
